              CONTRACTORS REGISTRATION

Dear Unit Owners,

If you are planning to have a construction or any type of remodeling that requires a permit in your unit, please be advised that:

- You must plan accordingly, and advise the office 30 days PRIOR to starting the project.

- Your contractor must be registered with the office, it takes up to 30 days.

- It is the owner's responsibility to inform the office via email that they are planning to do the construction. 

- Name, email, and phone number of the construction company must be provided to the office via e-mail. The more contact information you provide the better.

- All the paperwork is processed online through Docusign.

CONTRACTOR’S REQUIREMENTS


PLEASE NOTE, THAT EVEN IF YOUR CONTRACTOR PREVIOUSLY DID WORK IN THE BUILDING, THEY WILL BE REQUIRED TO SUBMIT ALL THE PAPERWORK ALL OVER AGAIN. PAPERWORK MUST BE SIGNED BY THE LICENSE HOLDER, NOT ANY OTHER EMPLOYEE.


The process of registration will take 1-2 weeks if all paperwork is submitted on time. Please plan accordingly.


1. CONTRACTOR AND SUBCONTRACTORS MUST REGISTER AT THE OFFICE BEFORE STARTING THE CONSTRUCTION.

2. CONTRACTOR’S AND SUBCONTRACTOR’S LICENSE.

ONLY FL State (DBPR) AND/OR MIAMI-DADE COUNTY REGISTERED CONTRACTORS MAY PERFORM CONSTRUCTION. PLEASE SUBMIT ONLY VALID LICENSE, ANOTHER COUNTY LICENSES WILL NOT BE ACCEPTED.
LICENSE AND INSURANCE WILL BE VERIFIED
*** Separate License will be required for:
PLUMBING ELECTRICAL MECHANICAL GENERAL CONTRACTOR OTHER TYPE OF LICENSES

 

3. CONTRACTOR’S AND SUBCONTRACTOR’S LIABILITY AND WORKERS COMP INSURANCE – REQUIRED.
WILL BE VERIFIED. WINSTON TOWERS 100 ASSOCIATION MUST BE THE CERTIFICATE HOLDER ON EACH INSURANCE CERTIFICATE AS SHOWN BELOW:

4. CONTRACTOR’S ID COPY.
 

5. $100 NON REFUNDABLE FEE FOR ELEVATOR USE. PAYABLE TO WINSTON TOWERS 100 ASSOC., INC.

6. $500 REFUNDABLE DEPOSIT. PAYABLE TO WINSTON TOWERS 100 ASSOC., INC.

 

7. $10 PERMIT LETTER FEE. PAYABLE IN CASH OR BLANK MONEY ORDER, NO OTHER FORM OF PAYMENT IS ACCEPTED.


8. $150 WATER SHUT-OFF FEE, IF NEEDED. PAYABLE TO WINSTON TOWERS 100 ASSOC., INC.
a) MUST BE SCHEDULED WITH THE OFFICE 2 BUSINESS DAYS IN ADVANCE.
b) NOTE! NO MONDAY OR FRIDAY WATER SHUT OFF.
c) WATER SHUT OFF MUST BE FINISHED BY 3 PM. PLEASE PLAN ACCORDINGLY.

 

9. WINDOWS INSTALLATION:
a) WINDOWS FRAME MUST BE KEPT THE ORIGINAL COLOR – ALUMINUM SILVER.
b) WINDOWS ENGINEER’S DRAWINGS AND SPECS THAT INDICATE THE COLOR AND MATERIAL OF THE FRAME
MUST BE PROVIDED TO THE OFFICE. DRAWINGS AND PLANS MUST AND OTHER PROOFS OF COLOR AND SUCH
MUST BE CURRENT AND MUST HAVE THE ADDRESS OF THE PROPERTY WHERE WORK IS PERFORMED.
c) A SAMPLE OF THE WINDOWS FRAME COLOR AND MATERIAL NEEDS TO BE PROVIDED TO THE OFFICE.

 

10. HOLD HARMLESS CERTIFICATE. MUST BE COMPLETED BY ALL CONTRACTORS PERFORMING WORK INCLUDING SUBCONTRACTORS.
 

11. COPY OF THE FULL PERMIT IMAGE FRONT AND BACK MUST BE PROVIDED TO THE OFFICE BEFORE THE WORK BEGINS. THE PERMIT COPY NEEDS TO BE DISPLAYED ON THE DOOR OF THE UNIT AT ALL THE TIMES.


12. CONTRACTOR INDEMNITY AND POLICY ACKNOWLEDGEMENT AND AGREEMENT.
